Electrabel

Context

Electrabel wanted to consolidate its employees in one building while remaining in Zwolle and at the same time introduce a more appropriate work environment. Timing of the project was tied into the expiry dates of their leases.

Objectives

  • Move to newly developed leased facility in Zwolle
  • Consolidate all employees of HQ in one building
  • Introduce new  way of working in a new  to develop work environment

Methodology

  • Tenant rep services
  • Development of the workplace vision based on: Image and identity, culture and work style and department needs
  • Development of: Program of Requirements and  Program of Use
  • Development of IT program of requirements
  • Supervision and control of the work environment and Program of Use during construction
  • Project Management during construction, move and post move
  • Development and implementation of the new FM organization

Results

  • AOS negotiated a significant incentive from the developer towards the tenant fit out, result  4.400.000€
  • AOS negotiated a significant incentive from the developer towards the restaurant facilities during construction, result 300.000€
  • AOS successfully called upon the bank guarantee for late delivery by the developer, result 650.000€
  • During construction, supported ICT to implement a TIER III data centre
